$49,900
(Reduced from $69,500)

34.5 acres

High Quality Forestland for Investment in Benton County

Located near Alsea, this tract offers an opportunity as a starter tree farm, or an economical way to expand your existing forestland base. It includes an established stand of Douglas fir reproduction (planted 2/7/2008, 1+1 stock). Area is primarily well-stocked with very little evidence of browsing or other damage. This stand is basically "free to grow". Topography is mostly sloping with some gentle ground and some short, steep pitches; easily managed from the existing road system. Site Index is primarily II. Mineral Rights will be reserved by the owner. Legal and physical access: there is some explanation required on the access; contact this office for more information.

This property has great potential for long term asset appreciation, estate planning, 1031, and as an inflation hedge.

Directions to Property (See Vicinity Map):
Drive westerly on Highway 34 about 2 miles past Alsea. Take a left on Heyden Creek Road, and take a left at the "T" on to Hockema Road. You can find yourself on the aerial photo at this stage. Go east less than 0.5 miles and take the sharp right just before you come to the house at the end. The legal access goes to the northwest corner of the Subject Property. For the physical and viewing access, stay on the gravel road for a little over 0.25 miles and take the fork to the left to come out at the southwest corner of the property. The road continues on through the property, and this is the way it was logged. This road is dry-weather only.
