Located on the Marion/Clackamas county line, this tract offers a combination of merch timber and established stands of Douglas fir reproduction. Site Index is II and III. The western portion of the property is gentle, well-roaded ground including reproduction and merch timber. As you travel toward Butte Creek, the topography changes to steeper ground, but nearly all is accessible by road and cable logging systems. There is a new timber cruise available. In addition to forest investment potential there is over 1 mile of frontage on Butte Creek, with an old road grade that takes you right down to the river’s edge (needs some work on the culverts). A gravel pit is located on the property for use on the property by the owner (WY has reserved rights to this gravel source as well). Mineral rights will be reserved by the owner. Please note that there will be cross-reservations to harvest timber with the property on the other side of Butte Creek to facilitate operations.

The property is behind a locked gate. Ask this office for the combination.Leave Scotts Mills on Crooked Finger road, traveling basically southeast for 9.1 miles which is just past where the pavement ends. The gate on the left provided access to the majority of the property. Ask for the combination to the gate. There are approximately 47 acres west of Crooked Finger road that includes the reserved rock pit.
