This is good, productive timberland for the most part. There are about 60 acres that have been clearcut and replanted. The balance of the property slopes
down to Butte Creek; in some areas it is very steep. Note on aerial photo: the productive
timberland was recently logged and planted this spring. All harvested land has been planted this year with 2/0 Douglas fir seedlings.
There is one mile of adjacent ownership with the BLM. The other neighbors are timber companies. There are no mineral rights available.
There is a deed restriction in place on the property that prohibits a dwelling. There are reciprocal easements with the property west of
Butte Creek allowing for mutual use for high-lead logging equipment and tail holds.

Directions to Property:
Leaving the 4 way stop light in downtown Molalla, proceed south on Molalla Avenue for 1.0 mile then take the left on to south Sawtell Road. It is 7.3 miles to
where Sawtell Road joins Maple Grove Road, continue on straight south 5 miles until you come to a 3 way split in the road. Bear right, staying on the pavement
for 1.5 miles where the pavement ends (Do not turn right on Butte Creek Rd, stay on Elk Prairie Rd). Follow the gravel road as it bears south and then bends to
the west .9 miles to a locked gate. Note: Please ask for the combination to this gate. Going through the gate, travel 100 feet and stay straight west at the fork. Continue for
.3 miles and go straight at this fork. Go about .1 miles further to the property boundary which is at the cutline.
